The University of Basrah discusses the master thesis on the spatial analysis of land prices in the city of Al-Zubair (a study in the geography of cities)

The Department of Geography and Geographic Information Systems at the College of Arts at the University of Basra discussed the spatial analysis of land prices in the city of Al-Zubair (a study in the geography of cities).

 

The thesis of the researcher, Zaman Rahim Maalak, included four chapters in which she explained the general geographical characteristics of the city of Al-Zubair, the classification of lands, their spatial distribution, and their prices in the city of Al-Zubair, in addition to the factors affecting the variation in land prices in the city of Al-Zubair, the future prediction of the growth and expansion of the city of Al-Zubair, and its impact on the variation in land prices.

The thesis aims to identify the repercussions of land prices and their impact on residential use and other urban uses, and to attempt to reveal the spatial variation in land prices in the city of Zubair and the factors affecting that variation?

Researching proposed solutions to control the rise in land prices and overcome the housing problem.

The thesis concluded that the city of Al-Zubair is witnessing unprecedented urban growth and area expansion, and this area and urban growth was the main driver of the rise in land prices, and prices differed between neighborhoods and residential shops according to location.

The thesis recommended creating a comprehensive information and data base related to population surveys, growth and distribution in the city of Al-Zubair, planning the establishment of low-cost housing projects, and building residential complexes, especially vertical ones, to exploit the least amount of land.
